Case study: £450,000 profit from a Grade II* listed building

written by Phil Saunders, YPN writer and property investor.

This month, I have had the pleasure of speaking to Roland Parsloe of Swift Sure Property, who has done an incredible deal on a grade II* listed building.

Roland was looking to convert this building into six one-bedroom flats for a huge uplift in value. However, like many listed building projects, this did not come without its difficulties.

Listed buildings are incredibly sensitive developments so any major changes to the structure or appearance of the building need to go through several stages of planning and consultancy. This was Roland’s first major hurdle, but his creative thinking and positive, problem-solving attitude saw him overcome all adversity.

Roland was prepared to take this work on. A lot of others weren’t. This allowed him to secure a fantastic price for the building in his project.

Yes, there were challenges, but each time he sat back and found a great solution to his problems. I have learned so much from chatting with him.

Roland really stretched his boundaries with this deal (the details of which you can read about in the September 21 issue) but now, near the end of the project he can relish his accomplishments. He has a fantastic end product, which also comes with a fantastic end profit! It just goes to show what can be achieved by pushing your own boundaries.

I’ll certainly be looking to raise the bar of my own investments in the coming months.
